1 Acceptance of Terms

By accessing and using lazydeercabins.com (the "Site"), you accept and agree to be bound by these Terms of Service. If you do not agree with any part of these terms, you should not use this Site. These terms apply to all visitors, users, and guests who access or use the Site or book a stay at Lazy Deer Cabin ("the Property").

2 Booking & Reservations

All bookings for Lazy Deer Cabin are processed exclusively through Airbnb. By booking a stay, you agree to Airbnb's terms and conditions in addition to these Terms of Service. Key booking terms include:

• Check-in: 3:00 PM | Check-out: 11:00 AM. Early check-in or late check-out may be available upon request but is not guaranteed.
• Minimum Stay: Minimum night requirements vary by season and will be displayed at the time of booking on Airbnb.
• Cancellation: Cancellation policies are set through Airbnb and depend on the rate selected at booking. Please review the cancellation policy displayed on the Airbnb listing before confirming your reservation.
• Maximum Occupancy: The cabin comfortably accommodates up to 7 guests. Exceeding this limit without prior approval may result in cancellation of your reservation without a refund.

3 Property Rules & Guest Responsibilities

To ensure a pleasant stay for all guests and to protect the Property, all guests agree to the following rules:

• No Smoking: Smoking is strictly prohibited anywhere inside the cabin. Evidence of smoking will result in additional cleaning fees.
• No Pets: Pets are not permitted at Lazy Deer Cabin without prior approval from the owner. Please contact us before your stay if you wish to bring a pet.
• No Parties or Events: The cabin is located in a quiet, gated community. Parties, events, and excessive noise are not permitted. Quiet hours are from 10:00 PM to 8:00 AM.
• Damage: Guests are responsible for any damage to the Property or its contents beyond normal wear and tear. Please report any damage immediately.
• Gated Community: Please respect the community's rules, speed limits, and the privacy of neighboring properties.

4 Payments & Fees

All payments, including the rental rate, cleaning fees, service fees, and taxes, are processed securely through Airbnb. We do not directly collect or store any payment information. Any additional fees (such as damage charges) will be communicated to you through Airbnb's resolution center. Rates are subject to change and vary by season, length of stay, and demand.

5 Liability Disclaimer

Lazy Deer Cabin and its owners are not responsible for any accidents, injuries, or illnesses that occur while on the Property or its grounds. Guests assume full responsibility for their safety and the safety of all individuals in their party. The Property is located in a natural mountain setting; guests should be aware of inherent risks including uneven terrain, wildlife encounters, and changing weather conditions.

We are not liable for the loss of personal belongings or valuables during your stay. Guests are encouraged to secure their valuables and ensure the cabin is locked when unattended.

6 Force Majeure

We shall not be liable for any failure to perform obligations under these terms due to events beyond our reasonable control, including but not limited to: natural disasters, severe weather, power outages, acts of government, pandemics, or other unforeseen circumstances that make the Property uninhabitable or inaccessible. In such cases, we will make reasonable efforts to reschedule your stay or provide a refund in accordance with Airbnb's policies.

7 Website Use & Intellectual Property

All content on this Site, including text, images, logos, and design elements, is the property of Lazy Deer Cabin and is protected by applicable intellectual property laws. You may not reproduce, distribute, modify, or create derivative works of any content without our prior written consent. The Site is provided for informational and booking purposes only.

8 Changes to These Terms

We reserve the right to update or modify these Terms of Service at any time without prior notice. Changes will be effective immediately upon posting to the Site. Your continued use of the Site after any modifications constitutes acceptance of the updated terms. We encourage you to review this page periodically.
